Short-Term Occupancy License
Journey to The Well, LLC

By completing a booking or reservation with Journey to The Well, LLC, the guest (“Guest”) agrees to the following Terms and Conditions governing short-term occupancy of the property.

1. Premises

Journey to The Well, LLC (“Provider”) grants Guest a short-term occupancy license for the property located at:

47684 21st Ave, Grand Junction, MI 49026

(the “Premises”).

The Premises are provided in their current “as-is” condition, without warranties or guarantees regarding suitability for specific uses.

2. Purpose of Booking

The Guest is reserving the Premises for a private stay, retreat, or event experience as arranged with Journey to The Well. The Provider agrees to make the Premises available according to the terms of this agreement and the confirmed reservation details.

3. Reservation Term

Guest shall have access to the Premises only for the dates and times confirmed in their reservation.

Journey to The Well operates as a retreat and hospitality facility that serves multiple groups. Because of this schedule:

Check-in and check-out times must be strictly followed.
• Check-out time on the final day is determined by the Provider.
• Timely departure is required so the property may be prepared for the next guests.

Failure to vacate the premises on time may result in additional charges.

4. Payment Terms

A non-refundable retainer of 20% of the total booking cost is required to secure a reservation.

By submitting payment, Guest acknowledges that:

• The retainer compensates Journey to The Well for reserving the dates and declining other bookings.
• Reservations are not guaranteed until payment is received.

The remaining balance is due no later than 30 days prior to the scheduled event or stay.

If payment is not received by this deadline:

• A 5% late fee will be added to the outstanding balance.
• Failure to pay the balance may result in cancellation of the reservation without refund of any prior payments, at the discretion of Journey to The Well.

5. Property Care and Maintenance

Guest agrees to treat the Premises respectfully and maintain them in clean condition.

Guest is responsible for:

• Any damages caused by Guest or members of Guest’s party
• Damage caused by negligence, misuse, or intentional acts
• Additional cleaning required due to misuse of the property

Normal wear and tear is expected and excluded.

6. Occupancy Limits

The Premises may only be occupied by the number of individuals approved during booking.

Guest agrees that:

• The property will be used for residential lodging purposes only
• Unauthorized guests are not permitted
• Selling products or services on the property is not permitted without written approval

7. Departure Responsibilities

Before departure, guests must:

• Remove all personal belongings
• Empty trash cans and place trash in the designated outdoor location
• Wash dishes used during the stay
• Remove all food from the refrigerator
• Strip beds (sheets and pillowcases only)

Failure to complete these steps may result in additional cleaning fees.

8. Property Issues or Damage

Guest agrees to notify Journey to The Well immediately of any accident, defect, or issue involving:

• Water
• Gas
• Electrical systems
• Heating systems
• Structural concerns

Journey to The Well is not liable for temporary interruptions of these services due to maintenance or unforeseen circumstances.

9. Personal Property

Guests are responsible for their own personal property.

Journey to The Well is not liable for loss, theft, or damage to personal belongings during the stay.

10. Pets and Smoking

Pets and smoking are strictly prohibited anywhere on the Premises.

No exceptions will be made.

Violation of this policy may result in:

• Immediate termination of the reservation
• Additional cleaning or damage fees

11. Quiet Enjoyment and Conduct

Guests are expected to behave respectfully toward neighbors and other guests on the property.

Excessive noise, disruptive behavior, or unlawful activity may result in:

• Immediate termination of the reservation
• Removal from the property without refund.

12. Liability and Indemnification

Except in cases of negligence or willful misconduct by Journey to The Well, Guest agrees to indemnify and hold harmless Journey to The Well, LLC and its owners, employees, and representatives from any claims, damages, injuries, losses, or expenses arising from:

• Guest’s use of the property
• Actions or negligence of Guest or Guest’s party
• Activities occurring on the Premises during the reservation period.

13. Electronic Agreement

Acceptance of these Terms and Conditions through electronic booking, signature, or confirmation constitutes a legally binding agreement equivalent to a signed document.

14. Agreement

By completing the booking process, Guest acknowledges that they have read, understood, and agree to abide by these Terms and Conditions.
